Most electric, gas, and oil water heaters last 10-12 years.087

What are the factors that determine water heater ware and tare?

All water heaters manufactured these days last about 10- 15 years.
There are 5 major factors that impact the longevity of water heaters.  (This list is in no particular order of importance)

  1. “Good” or “Hard Water” supplied to the water heater.
  2. How many people use it.
  3. Is it located in a warm or cold winter environment.
  4. If it’s installed correctly.
  5. If it’s been maintained.

If you have “good” water and the water heater has been in a lower demand home, (2-3) family members, and you live in a area with “warmer” incoming water supply, such a place as Atlanta Georgia, it was installed correctly, you flushed it our once every couple years, your water heater could very likely last 15 years or longer.

If you have “hard water,”  live in a high hot water demand home (4+ family members), and you live in an area with Cold incoming water supply such as Boston Mass your water heater might only last 10 years.

If your water heater wasn’t installed correctly, or the water heater was defective from the factory a water heater will start leaking within it’s first 1-3 years after its installation.

If your water heater is defective from the factory it will only last a couple years.

Why did water heaters last so much longer in the past?

Back when raw materials were accessible and relatively inexpensive and the water heating businesses were independently owned,  water heater manufacturing companies made products to the best of their ability so their products would be better than their competitors.   This was TRUE American capitalism at it’s best within the water heating industry.  Water heater manufacturing companies would build the best products they could in order to develop a reputation of being the best, and every company offered fine products.  Water heaters from yesteryear’s were made of the finest materials America had to offer such as  copper, quality steel and solid brass.  These water heaters would regularly last 20-30 years, some over 40+ years.

Fast forward to this current world we live in where huge mega companies can be in business making very little profit as long as the stock price doesn’t crash, market share is more important that market reputation, and big budget advertising prevents you from even knowing what a quality water heater is.   We have large home improvement selling and installing water heaters, and sadly homeowners buying them.  Stores like Lowes, Home Depot, Sears and other large department stores are building and selling water heaters made of thin steel, plastic, little brass, and no copper.  I know this for a fact because I have installed or removed thousands of them.  Water heaters have remained relatively cheep over the years because of these production changes, but the longevity of them had been greatly reduced.   Unfortunately most reputable water heater manufactures started to copy the large department store’s business model and offer products at a similar price point.   These companies had to make changes, because whom is going to buy a water heater for twice what a department store can offer you at the same warranty, right?  Many manufactures who stuck to their guns went out of business because sadly many Americans gotten used to getting everything as cheep as humanly possible and forgetting about value and quality to a large extent.

Why blame Wallstreet?   I don’t blame them for anything, it’s people that ultimately make decisions about what products to purchase.   Wall Street plays an important part in America and the world, and even I can’t say I wouldn’t like a little Wall Street funding to get this website and company Nation wide.  Wall Street gave the discount home improvement stores their capital to start.   Wallstreet also gave cheep money to some water heating manufacturing companies like A.O Smith, and Rheem, which indirectly lead to dozens of other good manufactures going out of busienss because they simply could not build water heaters the public would buy at the price point the well funded companies could offer.  Large hedge fund companies own plumbing companies like rooter rooter, and Ben Franklin plumbing companies.  I don’t hate Wallstreet, I have my Scott trade account open but Wallstreet many times helps companies with inferior products or services rise the the level of world domination while companies that actually create better products get bought and spit out, or left to die by the way side.

What is a water heater that will last the longest?

Any water heater bought at a stand alone plumbing supply store with likely outlast the same type of water heater bought at a large home improvement store because they are built better and are handled with extreme care.  Water heaters that last the test of time are water heaters that have Special Features, such as, they are made of Stainless Steel, or a water heater tank that comes with Upgraded Anode Rods, (which protect the inner tank wall)
Almost all quality water heater manufacturers offer Stainless Steal versions of their entry level Glass Lined model water heaters and storage tanks, or upgraded Anode Rod kits that increase the longevity and warranties on the units.

Water heaters can last longer and do when they are pampered, handled with care, and installed properly by plumbers like us.

Water heaters are fragile so only buy one from a quality plumbing supply house and have a trusted water heating expert install it so you will get as much time as possible.  Don’t buy a water heater at a large department unless you have to, and don’t have the large department store’s plumbing installation service unless you can not find any other local plumbers to do it.   Local plumbers are in many cases able to install the same size water heater for the same price as the large department stores do, but you will get a much better water heater than what you find at the home improvement stores.

Buy a water heater from a large department store and have their “installation team” install it and you might not get as many years as possible.  That’s the bottom line.

Up Front Disclaimer/ The small print (not so small)
With all these prices listed above there are circumstances that can impact the actual cost of your water heater replacement, such as if you have 100 year old brass threaded water lines (that are impossible to touch without creating leaks), or a chimney clogged with debris (something we simply don’t have the ability to correct) and other things completely out of our control can cost you extra to insure a safe and proper installation.  Some things are out of our control and unfortunately we have to deal with all sorts of problems in order to install the new water heater “to code”.    All the basics are included with the installation prices listed above, basics include, roughly 2 feet of new water piping, basic gas & electrical connections, adding or shorting the vent piping, 1 set of stairs, etc.  Removal and disposal is also included however there are possible charges to dispose of some water heaters such as Oil Fired water heaters because they are environmental nightmares.   We do our best to fix any small things that are “around” the water heater, however larger leaking or broken pipes will need to be replaced, old/unsafe gas & water shut off valves, especially old brass threaded water lines will need to be replaced and this kind of work would be additional.   One thing is for sure, we are ALWAYS up front about the work that needs to be done BEFORE we start the job.   Rest assured, when you have us on the job you can put your attention to something else.

There are few components on a hot water heater that require periodic testing or replacement. Temperature Pressure Relief (TPR) Valves are important safety devices that should be tested annually. Heat traps are energy saving devices that prevent hot water from flowing out of the hot water heater tank when the water is not running. This article will tell you how to replace each component in the event either one fails.

Temperature Pressure Relief Valves

To test the TPR valve, lift the lever on the relief valve and carefully lower it back to its closed position. Many manufacturers state that rough handling of the relief valve test lever, such as allowing it to “snap” closed, can damage the temperature and pressure relief valve. This can create a dangerous condition that could lead to a water heater explosion.

If water does not flow freely when the TPR valve is opened, the valve should be replaced with a properly rated TPR valve. Look for the pressure, size, and extension size on the metal tag. The extension (EXT) is the length of the sensor which goes into the tank. Most are 6 inches, but can be 8 inches or more and may need to be ordered.

Temperature Pressure Relief Valve

If your TPR valve has not been tested or replaced sooner than five years, the valve should be replaced. More frequent replacement of the safety valve may be needed in areas where hard water is found or the valve is noticeably leaking.

The outlet of the TPR valve has a pipe attached to it called a discharge tube; the size must be the same as the threaded connection which is screwed into the tank, typically ¾ inch. No valve can be installed after the relief valve.

Replacing a TPR valve

1. Shut off the hot and cold water valves at the top of the water heater.

2. Drain about 5 to 10 gallons of water out of the tank to a level below the TPR valve insertion point.

3. Remove the discharge tube and unscrew the TPR from the tank.

4. Inspect the extension probe to see if there is scale build up. If there is, the probe may not function properly and you may need to have your water tested.

5. Carefully apply thread tape or pipe dope onto the threads of the TPR.

6. Screw the valve into the tank so that it is secure AND the outlet points down to the floor.

7. Install the discharge tube if required.

8. Open a few hot water faucets and then open the hot water valve. Slowly open the cold water supply to the heater to fill the tank and force the air out of the lines.

9. Turn off the faucets when no more air comes out.

10. Check for leaks.

Heat Traps

Heat traps come in a few design configurations; the two most common designs have either a rubber flap or a metal ball. Both designs act like a check valve and prevent cold water, which is heavier than hot water, from falling out of the inlet and outlet pipes into the tank.

Heat traps valves allow water to flow into the water heater tank but prevent unwanted hot water flow out of the tank. The valves which have balls inside either float or sink into a seat, which stops convection and come in pairs. Heat Trap Valves are designed differently for use in either the hot or cold water line. Heat trap valves can reduce convective heat loss by as much as 60% and some research has shown that properly functioning heat traps can save up to 10 percent on your hot water heating costs over a year.

Heat traps are usually color coded or marked with the flow direction since the hot and cold valves are designed differently.

Heat Trap Installation – Inserts

1. Shut off water and disconnect water connections to expose original equipment nipple combination. Drain a gallon of water out of tank.

2. Insert hot water color-coded heat trap insert into the outlet nipple of the water heater until it is fully seated in position.

3. Insert the cold water color-coded heat trap insert into the inlet nipple of the water heater until it is fully seated in position.

4. Re-connect water connections.

Heat Trap Installation – Threaded

1. Shut off water and drain a gallon of water from tank.

2. Disconnect water connections.

3. Apply thread tape to both ends of the heat trap valves and thread the hot water heat trap valve into the outlet of the water heater until tight. Follow the same process for the inlet (cold) side.

4. Connect water supply and check for leaks.

As an alternative to purchasing heat trap valves, flexible supply lines can be formed into a P or S-trap to prevent the hot water from flowing out of the tank. The hot water cannot flow back down the lower side of the trap and the cold water cannot flow up the high side of the trap.

Occasionally the ball in the ball-style heat traps can become stuck. Some heat traps can be taken apart be removing the plastic insert on one end to free the ball. It may need to be cleaned, or the seat may have a scale build up. You will know when it is stuck if you have no hot water flow.

Sometimes the ball can chatter inside the valve. If this is annoying, you may want to switch to a flap-style heat trap or other silent designs.

One way is to properly flush your tankless water heater every year and the other is to add a scale inhibitor to the cold water supply line right before you tankless water heater.  How well does this system work?   Honestly we do not know.  We just found out about this product while searching for “extra” steps of protection for tankless water heaters.  In my opinion all traditional tankless water heaters with heat exchangers should be flushed out once a year.   Tankless water heaters with “heavy” well water need to be flushed out twice a year.  If you want another level of protection this is something to look into this product.

    When the power goes out we light a few candles and go on with our day right?   Not exactly, but it’s not the end of the world.   We grab things with batteries, or do things that consume no power at all.  If you own an electric tankless water heater and the power goes out you will not be taking a hot shower until your power comes back.  If you have a gas tankless water heater you too will not be taking a shower because 99% of all tankless water heaters rely on electricity to run it’s electronic spark ignition system, unless you have a battery back up system.   (The other 1%)

    Battery power back up systems for gas tankless water heaters are a great idea for any family that experiences semi power outages, or any person that wants to be prepared in case an outage happens in the future.

    Electric tankless water heaters consume a large amount of electricity so they can not be backed up with a conventional battery back up power pack.   Gas tankless water heaters consume only a small amount of electricity while in operation.   Tankless water heaters need electricity to create the spark for the ignition system and for the internal computer board that regulates water temperature among many small safety functions within the unit, and electricity is also needed for the digital thermostat on higher end units like the Eternal and Navien.

    Battery back up systems for tankless water heaters are like battery systems for personal computers at home or in the office.   Battery back up systems for gas tankless water heaters are larger, and need an installation set in “the correct location” in order to insure it’s performance.

    Side vented oil fired water heaters are only available from two different manufacturers in our part of the County one being John Wood and the second being Everhot, by Thermalflow.   John Wood water heater come with a industry leading 6 year warranty, where most other oil fired manufactures offer 5 year warranties.  John wood water heaters are also at a lower price point than other brands such as Bock.

    Can a fresh coat of paint on the basement walls effect my water heater?   If it’s a power vent water heater,  Yes it can and does happen.

    burner.   These sensors are so sensitive that they even are triggered after a fresh cost of paint is applied in the room, basement (what ever room the water heater is in.)   If  heavy duty cleaning products, gasoline, turpentine, etc are stored in the same room as a power vent water heater you could be asking for trouble.  Better safe than sorry and get those kind of products well away from you power vent water heater.

    Before painting a room or near a powervent water heater you should turn the unit off.   This is easy to do.    Turn off the gas valve, and unplug the cord going from the water heater to the out lite.   No need to turn the water supply off.

    If you have a power vented water heater you must ventilate the area very well during and after job is complete and the paint is dry in order to avoid any problems with your power vent heater’s sensitive internal censors.   Most likely you painter, general contractor has no clue about power vent water heaters, and this new “issue” we need to deal with to prevent any problems.   So you will need to tell your painting contractor about your water heater and the importance to not have any “strong smelling” cleaning products near the tank, and to keep no paint cans near the unit ever, and the tanks lower gas control must be covered if painting under, next, or above you power vent water heater.

    Most importantly turn off your power vent water heater if you need to paint or do any kind of cleaning with the use of  “heavy duty” cleaning products in the same room.   Again, this is very easy to do.    Turn off the gas valve, and unplug the cord going from the water heater to the out lite.   No need to turn the water supply off.

    Steel Pipe  Weight Table, Sizes and Dimensions

    This pipe weight table provides pipe weight and wall thickness and other dimensions.

    The table does not cover tubes. Pipe dimensions (diameter) of 12 inches and smaller, have outside diameters numerically larger than the corresponding nominal sizes whereas outside diameters of tubes are the same as the nominal sizes.

    Pipes are identified by the nominal pipe size.  The manufacture of pipe in the nominal sizes of 1/8 inch to 12 inches, inclusive, is based on a standardized outside diameter (OD).

    This OD was originally selected so that pipe with a standard OD and having a wall thickness which was typical of the period would have an inside diameter (ID) approximately equal to the nominal size.

    There is now no such relation between the existing standard thickness, ODs and nominal size, these nominal sizes and standard ODs continue in use as “standard”.
